The land plot can be divided into two plots, each of which will have an area of 4750 m2. The land plot is located in the first row from the sea in the Porto Teplo zone, for which the owners have fully financed the development of the Urban Development Plan UP 17 T1 / 3, which is also the basis for obtaining a building permit (development of a detailed urban plan is not required). It is also interesting to note that if the investor does not want to provide parking on his plot so that it does not take up much space, this can be done in the contact zone, i.e. build a separate parking / garage. It is possible to build a hotel, aparthotel, villa (70% hotel and 30% villa). The hotel must be at least 3 *. The maximum capacity of beds is 200 people (also according to the county plan), of which 150 beds belong to the future hotel, and 50 beds belong to the existing facility. It can be made bidirectional or left unidirectional. Now it is gravel. The urban development plan stipulates that the existing road can be widened by 2.00X3 m or bus stops can be made (3 m wide). Of course, this depends on the investor. It is necessary to provide an access road behind the field (about 500 m). Below the terrain there is an existing marina (local port), where the boundary of the maritime domain was drawn for the purpose of granting a concession. It belongs to the town of Novi Vinodolski.
